3/5/2015 - Wall Replacement

3/5/2015  -   Posting some photos as another job approaches completion.   Here in Florida, Florida rooms are called "Lanai's" (go figure) and that is where this customer's job basically takes place.  Her Lanai had only 1 wall facing the exterior of the house.  All four walls were sided with the same aluminum siding as the exterior of the house.  The exterior wall that I would be replacing was typical for a Florida.  It was built with 2" x 2" aluminum studs,  had basically a glorified storm door for a entry and what I refer to as "saran wrap" windows.  It was not very energy efficient.  The windows were tough to clean and the latch mechanisms break very easily.  She had several windows that the latches were broken on and if the wind caught them right, the windows would open.

Here is a picture of what the wall looked like.

...and from the inside....

Above the wall are (2) 2" x 12" beams supported in the walls to the left and right which bear the load of the roof.   To the right of the door you can see a 4" x 6" aluminum column.  To begin with I removed the (2) windows.

And built in the new wall with the (2) new vinyl, double hung, double paned windows with Low E glass.

Next, I removed the aluminum column and door and framed in the new fiberglass coated, 15 double paned, Low E door.

and installed the new door and sheathed the outside of the wall.  I temporarily installed the new door handle and deadbolt for the customers security.  End of day 1.

Day 2 consisted of installing paper, J channel and vinyl siding.

A little caulking and the outside is buttoned up.

Day 3 consisted of insulating, sealing and installing drywall on the inside.  The first coat of compound also went on.  Aluminum siding on left and right walls was trimmed back 1/2" to allow drywall to tuck in behind it.

Day 4 was mainly on the opposite side of the home.  It consisted of removing the existing front storm door and entry door.

and installing new fiberglass coated front door with double paned oval glass (Low E also).  The exterior of the door/frame was painted prior to installation of new storm door.  An additional layer or 2 of joint compound was applied to the drywall in the back of the house also.

Day 5 included installing the new front storm door.  This door also has Low E glass.  The top window slides down exposing a hide-a-way roll up screen.  It also has a deadbolt lock with a key and a (2) closure system.  All the seams got caulked on both doors and the interior of the entry door painted.

On day 6 the final the interior wall received paint.  Both sides of the back door were also painted.  It's hard to believe how much quieter this room has become with the 4" wall with with real windows and doors.

Door and windows got trimmed out on day 6.  We went with all no muss-no fuss vinyl trim.  Tomorrow we will return to pick up and dispose of all debris.  Another satisfied customer.
